Questions About Your Outdoor Project, Answered
Straight answers from Minor Adjustments LLC about costs, materials, permits and timelines for patios, decks, walls, turf and fencing in Southern Maryland.
Cost & estimates
How much does a paver patio cost in Southern Maryland?
The price of a paver patio depends on its size, the paver style, how much excavation and base the site needs, and add-ons like steps, seat walls or lighting. Because every yard is different, we give a free, itemized written estimate after visiting your property.
Do you offer free estimates?
Yes. Estimates are free and come with no obligation. Call (301) 237-3088 or use the estimate form, and Matt will set up a time to see your project.
What affects the cost of a deck?
Deck cost is driven by size, height above ground, decking material (composite or wood), railing type, stairs and permit requirements. Composite costs more up front but needs far less maintenance.
Do you require a deposit?
Payment terms are explained in your written estimate before you agree to any work.
Materials & choices
Are pavers better than concrete for a patio?
Pavers are individual units that flex with ground movement instead of cracking, can be lifted and reset for repairs, and come in many colors and patterns. Poured concrete can cost less initially but is more prone to visible cracking and is harder to repair invisibly.
Composite or wood decking — which should I choose?
Composite decking does not need staining or sealing, resists rot and splinters, and carries long manufacturer warranties. Pressure-treated wood costs less up front but needs regular cleaning and sealing. Many Southern Maryland homeowners choose composite for low maintenance.
How long does a deck last?
A pressure-treated wood deck that is maintained regularly commonly lasts 15 to 20 years or more. Composite decking typically lasts longer, with manufacturer warranties often 25 years or more. Solid footings and framing are key to any deck's lifespan.
How do I maintain artificial turf?
Artificial turf needs only occasional leaf and debris removal, a periodic rinse, and brushing in high-traffic areas. It needs no mowing, watering or fertilizer.
Vinyl or wood fence?
Vinyl fencing costs more initially but never needs painting or staining. Wood fencing costs less up front and has a natural look but needs periodic sealing or stain.
Permits & rules
Do I need a permit for a patio or deck in Calvert County?
Decks generally require a building permit and inspections in Calvert County. Patios built at grade often do not need a building permit, but properties near tidal water may be in the Chesapeake Bay Critical Area, which limits lot coverage. We check what applies during your estimate.
What is the Chesapeake Bay Critical Area?
The Critical Area is land within 1,000 feet of tidal waters of the Chesapeake Bay and its tributaries. Maryland counties limit impervious surface and lot coverage there to protect water quality, which can affect patio and deck size on waterfront properties.
Do I need HOA approval?
If your neighborhood has a homeowners association, fences, decks and patios usually need HOA approval before installation. We can provide material and layout details for your application.
Who marks underground utilities?
Maryland requires a Miss Utility locate before digging. Utilities are marked before excavation, fence posts or footings go in.
Timing & process
How long does a typical project take?
Most paver patios take a few working days, fences one to a few days, and decks about one to two weeks of construction once permits are approved. Your estimate includes an expected timeline.
What is the best season to build a patio or deck?
In Southern Maryland, spring through fall is the main building season, and booking early in spring helps secure a summer finish. Many hardscaping and deck projects can be built into late fall and during mild winter stretches.
What happens on the day of the estimate?
Matt walks the site with you, measures, checks grade and drainage, and talks through layout and materials. You then receive a written estimate with the scope and price.
Do I need to be home during the work?
Not usually. As long as we have access to the work area, most outdoor projects can proceed while you are at work. We keep you updated along the way.
